Brisbane in September: Why a Cooling Market Is a Buyer’s Window
Last month we said something that clearly landed with a lot of you. Brisbane is no longer a rising tide lifting all boats.
This month the tide has pulled back further. Across the country, home values have now fallen for five months in a row. More than nine in ten capital city suburbs are easing. Sydney, Melbourne, Adelaide, Perth and Canberra all fell again in August. And for the first time this cycle, Brisbane joined them.
So the question we are hearing on almost every call is a fair one. If prices are softening and everyone seems to be waiting, is this a moment to worry, or a moment to move?
Here is our honest answer. For a prepared buyer, this is one of the better windows we have seen in years. Let us show you why.
Three things to take from this update:
- Brisbane has eased, not fallen away. Median House values are down about one per cent for the month and sit just below their May peak of $1,232,000. Over the year, houses are still up more than 10.3 per cent and units more than 13%.
- The heat has left the room. Fewer buyers, thinner competition and more motivated sellers mean quality homes are finally trading closer to their real worth.
- Prices have quietly wound back to around where they sat in autumn. In many cases you can now buy in September at close to April money.
Where Brisbane Sits Right Now
Here is the most recent picture, using end of July figures, with August movements noted below.
| Brisbane Median | Value | Monthly Change | Annual Change |
| Houses | $1,180,552 | -1.0% | +10.3% |
| Units | $854,721 | -1.0% | +13.2% |
| All dwellings | $1,080,142 | -1.0% | +10.8% |

Two numbers matter here. The annual figures are still strong. Houses are up more than 10 per cent over the year, and units are up more than 13. Even after the pullback, Brisbane values remain near record highs.
But look at the direction. Brisbane has now recorded two straight monthly falls, and August was the steeper of the two. The growth has not just slowed. It has reversed, gently.
Put it in national context and the Brisbane story looks better, not worse. Sydney fell 1.4 per cent in August and now sits well below its February peak. Melbourne, Adelaide, Perth and Canberra all fell too. Brisbane’s dip has been shallower than almost every other capital. We are softening from a position of real strength, not weakness.
Why the Market Feels Nervous
Let’s be honest. The mood has shifted, and a lot of people are sitting on their hands.
We understand why. The Reserve Bank has lifted rates three times in at the start of the year, and help steady un July and August. Budgets are stretched. Every week brings another headline about values falling across the country. So buyers wait. They wait for rates to peak. They wait for prices to find a floor. They wait for a signal that says it is safe to move.
You can see it at inspections. Open home numbers across the country have roughly halved. Sales are tracking more than 15 per cent below last year, and Brisbane transactions have fallen further than most. Listings are sitting longer, and compromised properties are sitting longest of all.
Here is the trap. Waiting feels responsible. But waiting is still a decision, and it carries its own cost.
Why This Is a Buyer’s Window
A softer market changes who holds the power. For two years, buyers competed against each other and paid for the privilege. That pressure has lifted.
Right now you face fewer rival bidders. Vendors are more willing to negotiate. And the frantic pace that pushed people into rushed decisions has gone. This is the environment where a disciplined buyer does their best work.
Then there is price. Brisbane has given back several months of gains. On many quality homes, September money now looks a lot like April money. You are buying a near record asset, without the record competition, at a modest discount to the peak. That combination does not last.
The structural drivers we opened with months ago have not gone anywhere. Population keeps flowing into Queensland. Housing supply stays tight. The rental market is still seriously undersupplied. None of that resolves quickly. Many economists now believe rates are at or near their peak. When the cycle turns, the buyers waiting on the sidelines return all at once, to the same shortage of quality homes.
Why Waiting Is Still the Real Risk
This is the point we keep coming back to. The gap between A-grade property and everything else keeps widening. A-grade means location, land and quality. In a nervous market, the best homes still sell. It is the compromised ones that stall.
So the buyers who win here are not the ones trying to time “the market.” They are the ones who know exactly which property is worth stretching for, and which one to walk away from. As we often say, the decision about the ones you don’t buy matters as much as the one you do.
Trying to pick the bottom is a mug’s game. Nobody rings a bell. The people who buy well in cycles like this are rarely the ones who caught the exact low. They are the ones who bought the right asset while others hesitated.
What This Means for You
A cooling market is not a weaker market for you. It is a more selective one. And a selective market rewards preparation, discipline and local knowledge more than any boom ever did.
After more than two decades helping buyers secure quality Brisbane property, we have watched this pattern play out before. The people who move with a clear plan while others wait tend to look back on periods like this as the moment they bought well.
We advise, you decide. That has not changed, and it will not. Our job is to give you the insight and the honest counsel to make the call with confidence, then protect your interests at every step.
